West Chester Area School District Real Estate Market Report - January 2012

West Chester Area School District Real Estate Market Data for January, 2012 shows some very encouraging signs.  The activity has increased notably and the Spring Market is here! Yippee!

Compared with the same time period a year ago, the number of homes sold in January is 23% higher (58 vs. 47).  The average Sale Price has increase 3.7% to $349,486 (although the median price dropped slightly).

However, the Days on Market is now 167 days compared with 145 days a year ago.  We would expect this to drop in the first several months of the year as activity increases (see the attached chart).

The monthly average inventory of homes for sale was 656 in January, 2012 compared with 661 in January, 2011 – nearly the same.

The most expensive home to settle in January was a carriage home in Applebrook that sold for $850,000 after 313 days on the market.  The starting list price was $1,360,000.
